How much does conveyancing cost?

We provide fixed cost conveyancing quotes with no hidden charges. We do not charge for copying, sending letters, phone calls or meetings. Costs for a sale, purchase or remortgage can vary and are based on the price of the property.

Conveyancing Fees and Disbursements

Disbursements are costs relating to your matter that are payable to third parties, such as court fees.

Residential Property Purchase

Our fees range from £460 + VAT for a £50,000 freehold house through to £1655 + VAT for a £1,000,000 new build, leasehold flat whilst using the Help to Buy Scheme and a Help to Buy ISA.

For example, a purchase of a new build house with shared ownership for £230,000 would cost £760 + VAT and disbursements.

Expected Disbursements

In addition to our legal fees, you must also pay for any expenses that we incur on your behalf. These expenses are commonly referred to as ‘disbursements’ and sometimes attract VAT. The disbursements that we anticipate will be incurred in a property purchase are:

  • Local Searches - the cost of these searches vary dependant on location. We expect them to be around £160.
  • Priority Search (OS1) - £3.00
  • Bankruptcy Search - £2.00 (per person)

  • Stamp Duty Land Tax - variable dependent on the property price and your buying position (whether this is your first purchase, an additional property or a property to be purchased by a non natural person). What services does this fee include?

The following steps are included:

  • Receive the draft Contract and supporting documents
  • Apply for the searches (if required)
  • Check the title
  • Raise any necessary enquiries
  • Receive mortgage offer (if required)
  • Approve the Contract
  • Report on legal title and searches relating to the property to you and your mortgage lender (if applicable)
  • Prepare all final documentation, including Stamp Duty Land Transaction Return
  • Arrange for documents to be signed
  • Obtain balance purchase monies, costs etc. from you
  • Exchange Contracts
  • Complete the matter
  • Register the Title at Land Registry

Potential additional costs:

We do not anticipate any additional costs during any of our conveyancing transactions.

If during the course of our transactions, we identify that the information we had at the time of providing you with your quote was incorrect or incomplete, there may be consequences with our fees and disbursements. Where ever this becomes an issue, we would provide you with a fresh quote covering the additional work that would be required.

Typical timescales

On average, property purchases are dealt with within 6 to 8 weeks.

Residential Property Sale

Our fees range from £460 + VAT for a £50,000 freehold house through to £1035 + VAT for a £1,000,000 leasehold flat.

For example, the sale of a house for £230,000 would cost £560 + VAT and disbursements.

  • Office copies - £3 per document (2 per title)

What services does this fee include?

The following steps are included:

  • Supplying information to you and those involved with the transaction;
  • Checking the title of the property you are selling;
  • Preparing documents, the sale contract and deeds relating to your sale;
  • Dealing with questions and enquiries raised by your buyer’s Solicitors;
  • Reporting and providing information to you relating to the property you are selling;
  • Exchanging contracts, following any necessary negotiations on the terms;
  • Approving the transfer deed to the buyers;
  • Completing your sale and accounting to you for the proceeds or receiving from you any monies required to complete the sale;
  • Dealing with all post-completion matters, particularly repaying any outstanding mortgages or loans.

We do not anticipate any additional costs during any of our conveyancing transactions.

If during the course of our transactions, we identify that the information we had at the time of providing you with your quote was incorrect or incomplete, there may be consequences with our fees and disbursements. Where ever this becomes an issue, we would provide you with a fresh quote covering the additional work that would be required.

Our fees range from £335 + VAT for a freehold house up to £200,000 through to £635 + VAT for a £1,000,000 property.

For example, a remortgage of a £230,000 house would cost £435 + VAT and disbursements.

Expected Disbursements

In addition to our legal fees, you must also pay for any expenses that we incur on your behalf. These expenses are commonly referred to as ‘disbursements’ and sometimes attract VAT. The disbursements that we anticipate will be incurred in a property purchase are:

  • Priority Search (OS1) - £3.00 (per title)
  • Bankruptcy Search - £2.00 (per person)
  • Office Copies - £9
  • Land Registry Fee - variable dependent on the property price and other factors. For more information and up to date rates, please take a look at the HM Land Registry Registration Services Fees Guide - https://www.gov.uk/guidance/hm-land-registry-registration-services-fees
  • Local Searches - we may be required by your lender to provide local searches. The cost of these searches vary dependant on location. We expect them to be around £160. Alternatively, your lender may allow us to provide 'no search indemnity' insurance which will be significantly less.

What services does this fee include?

The following steps are included:

  • Obtaining details from you as to the whereabouts of your Title Deeds (if applicable);
  • Investigating the title of the property;
  • We may need to carry out a Local Authority Search. This will entirely depend upon whether your new lender requires a search to be undertaken;
  • Considering the mortgage company's instructions and considering the terms and conditions of your mortgage to ensure that they are complied with;
  • Preparing the mortgage and other documents and obtaining your signatures to them where appropriate;
  • Reporting to the mortgage company and obtaining the mortgage advance;
  • Completing the re-mortgage. This is the date when the old mortgage will be repaid and the new mortgage will commence;
  • Registering the transaction at the Land Registry;
  • Forwarding the title documents to the mortgage company and accounting to you for any money held on your behalf.
